We focus on three sectors – new consumption, new industry and new energy – building a portfolio of mature assets with stable cash flows and with REITs as the exit route, while also taking a measured part in quality assets at the land acquisition and development stage. We concentrate on core industrial regions such as the Yangtze River Delta, the Greater Bay Area and Beijing. Drawing on strategic partnerships with leading real estate institutions, local state-owned enterprises and central state-owned industrial groups, as well as long-standing funding relationships with major insurers, securities houses and banks, we have built a core competitive advantage in real estate investment management.
As a pioneer and leader in China's REITs market, we have long specialised in real estate securitisation centred on REITs. We bring full life-cycle experience across standardised products – quasi-REITs, inter-institutional REITs, public REITs and offshore REITs – and have developed well-established methodologies and practical know-how in product design, issue pricing, asset management and exit, offering professional solutions for unlocking the value of real estate assets through securitisation.
Through real estate securitisation and investment project management we have accumulated hands-on experience across multiple asset classes, including commercial property, industrial parks and new energy. This has given us mature and replicable asset management capability and a well-developed resource base. Supported by two specialist operating platforms – our new energy management company and our commercial management company – we co-ordinate asset management and commercial operations in a value-driven way, continually improving investment returns and long-term asset value.

Graduates joining GSUM will be assigned, according to their individual strengths and career plans, to a specific area of the real estate full life-cycle financial services chain as a Senior Associate. Exposure to a wide range of asset types comes quickly, as does the chance to serve leading clients across industries – the path to becoming a highly competitive specialist in the market.

For candidates who accept an offer, the start date will be arranged according to each candidate's official graduation date.
Graduates of overseas universities who have obtained their degree certificate and completed qualification certification will be asked to sign an employment contract directly.
Those who have not yet obtained their degree certificate will be offered a pre-employment internship once the offer is accepted; the employment contract will be signed upon receipt of the degree certificate.
